This Week in Central Park Real Estate 10.13.23

Today is Friday the 13th! How often does Friday the 13th occur in October? Not too frequently! The last October 13th that fell on a Friday was in 2017 and the next one will be in 2028…. Hopefully this doesn’t mean unusual mischief this year!

Let’s talk about what has been on everyone’s minds lately, interest rates. Yes, interest rates are still higher than anticipated, but this doesn’t mean it’s a terrible time to buy! Buyers can take advantage of offerings such as buydowns. For example, a 2-1 buydown will lower your interest rate by 2 points in the first year and 1 point the second year. By year three, you are back up to the initial interest rate on your mortgage note, but you can always refinance if rates have dropped by that time (or anytime over your buydown period!), which they are forecasted to do. This is an excellent way of securing a lower monthly payment temporarily to get into your dream home!

Upsides of purchasing a home right now? Central Park inventory is robust from what we have been experiencing over the last few years with over 80 properties currently listed in the MLS. We are hearing people waiting for rates to go down, that’s just going to drive competition again so definitely explore your purchasing options right now and let’s get creative on how to take advantage of this unique market!
