Tulips and daffodils aren’t the only things in bloom this spring—Denver’s luxury real estate market began to take off in April, hinting at a hot market leading into summer. Inventory increased and a rosier economic outlook prevailed last month, according to the monthly trends report released by the Denver Metro Association of Realtors (DMAR).

“Across all price ranges, there was a 21 percent increase in new listings in April 2024 when compared to March 2024—yet new listings over $1 million increased by over 33 percent,” says Susan Thayer, DMAR Market Trends Committee member and Denver realtor.

Below, a handful of impressive properties heating up the Front Range luxury real estate market, from a lakefront mansion in Denver to a contemporary home in the foothills of Boulder.

The Thespian’s Retreat

805 Gaylord St., Denver ($2.99 million)

Broadway theatre lovers will know that the Tony Awards’ namesake is the late Denver-born actress Antoinette Perry. Now, the 7,497-square-foot Denver home that Perry once owned is on the market, complete with an array of artful details. A red front door and enclosed porch up the curb appeal of the 1906 dwelling, while a telephone booth, drinking fountain, and charming light fixtures delight inside. The six-bedroom home rests on a corner lot in Morgan’s Historic District near Cheesman Park, Denver Botanic Gardens, and Congress Park.

The Mountain Retreat

952 Rembrandt Road, Boulder ($3.2 million)

Set on 35 acres in the foothills of North Boulder, this 5,008-square-foot house flaunts Scandinavian style. In the great room, glass wall panels frame nature and city views while a stone fireplace provides a warm ambiance. Built in 1993, the three-bedroom home includes a media room with a wet bar, ideal for hosting game nights or family gatherings. Located near the intersection of Olde Stage Road and Lefthand Canyon Drive, the neighborhood is popular among cyclists and less than 15 minutes to central Boulder.

The Classy Showstopper

642 S. Franklin St., Denver ($4.25 million)

With a front-row view of Washington Park’s Smith Lake, this 2008 modern brick house is ideal for entertaining. French doors from the main living area lead to a dinner-party-ready terrace. The family room within the 5,966-square-foot property contains a wraparound bar and built-in media center. Additional amenities within the four-bedroom house include Lutron lighting and shades, heated floors, and a four-car garage equipped with a lift that lowers a car into the basement level. Within direct proximity to Washington Park’s boathouse, walking paths, and gardens, the property is also near South Gaylord and South Pearl boutiques and eateries.

The Modern Penthouse

155 Steele St., Apt. 1212, Denver ($6.85 million)

Perched on the top level of the Laurel, a twelve-story luxury condo building in Cherry Creek, this 3,359-square-foot penthouse overlooks the mountains and downtown Denver. Kimberly Timmons Interiors designed the spacious, open-concept living area with a streamlined kitchen and Nana doors that open to a balcony with a fire pit. Built in 2017, the three-bedroom unit is decidedly modern with floor-to-ceiling windows, including in the primary suite and bathroom. The building’s summer-ready rooftop includes a saltwater pool and grills, while Cherry Creek’s abundant shopping and dining establishments are only an elevator ride away.
